How to Buy Via an Estate Agent

Many people complain bitterly about real estate. Some of the complaints are valid, some are really not fair. If you successfully buy through an agent it is important to understand what information they give, to ensure they want to sell the property to you and to know when the agent tells the truth - and when they could be the story of a fat pie!

the property you want is available at a price you can afford?

When we started looking for a home, they often have the 'ideal' property in mind. This could be a classic country cottage in the country or penthouse apartment in the city. And we tend to give this 'specific' description of estate agents, expecting them to just hand over the property, we dreamed of the exact price we pay.

If the agent fails to give us, then we tend to think that "holding it back 'for someone else, or to do their job. However, it's really not to blame if no agent is not selling the property you want in it time of purchase, nor is it their fault if it is outside your price range. This fear comes down to the market and sellers

Lesson One: How to work with the Estate Agents

be realistic and honest! Do not ask real estate agents at prices that do not exist! Do your research first, even if it's asking them the following questions: -

first This is what we would like
second This is where we wanted to buy a third
Here is our fourth budget
Can you afford what you're looking for?
5 If not, we can not afford a home we want somewhere else, or what we could afford in that area we are looking at?

What information to provide funds

When we give information of agents, often complain that they do not 'listen', so they sent us to display properties that are not appropriate. For example, we asked for a three bedroom house, but they showed us a house that had two doubles and one that we wanted all the pairs. If you do not tell them exactly what you need - how do they know? So make sure you give a brief that explains the minimum requirements for the properties you need, for example, you want a garage, but it does not matter in relation to need three bedrooms and the garden is essential that you have a dog.

Lesson Two: Give the agent a decent property short

've seen it on Channel 4's Location, Location, Location, the buyer gives Phil and Kirstie list of 35 things you want in a home. Would you feel motivated to find it (especially if you've earned their money from the seller)? However, if someone gave you a list of 'this is the minimum, "that we have our haves and nice to our neglect. This is especially the case if you have also explored what properties are for sale at what price, and I know that you have the budget needed.

agents to hold back the properties? '

Most of the time they are not doing this as it is in the interest of the seller as it may limit the prices they receive and thus their commissions. However, there are, as in every industry, some unscrupulous agents who will risk it.

best way to avoid this happening to you is to ensure that you contact a week (not disturb) the agent, just ask "Do you have anything coming up, " etc. If they do not show you the property that would have been interested, it is then it is worth taking it to an agent and really approaching a property owner.

All agents' now have to belong to the Estate Agent a legal protection scheme. If you think that the agent sold the property to someone that you would be interested, then it is essential to apply the scheme to which it belongs. If not, then they must apply anyway because they are illegal!

Lesson Three: Make sure you keep your eye on the market

If possible, keep an eye on the website, local newspapers, and even drive up and down the road you're angry at, or to put leaflets through the doors of the properties you are interested in. Do not rely on 100% of funds to always think of When you have access to the property, they make mistakes like everyone else.

why agents accept the offer you have made one already?

It is strange, because the seller accepts a higher offer than the one you made, the agent is often the culprit. However, it is a seller who is one to go on - the agent has the legal obligation of the seller to pass on the offer, even if you made one and it was accepted

.
Lesson Four: Understand how to make your offer was made last

!

You can make your offer, "the property to be taken off the market ', so that no one else is running around. It will not stop the previous viewers making an offer. Also, keep in touch with the seller directly at this stage, so that if an agent does not accidentally (or intentionally) to present another offer, we hope the buyer will call you.

Make sure the agents want to sell the property for you!

this statement may seem freakish, but think about how you work. If you had two neighbors, who wanted to buy your property, what would you say is the first property available? nice one who is always ready to help and pleasure to have as a neighbor or other one that is often controversial, fussy and not too nice to deal with. Despite media reports, the agents are definitely human (!) and it is important to them.

first Be realistic about what you want, do not make demands that are impossible to fulfill.
second Always feed back to the post looking agents. What you liked, what they did not like.
third I thank them for organizing the show for you.
4 If the seller cancels watching - you do not have to go to the agent, it's not their fault!
5 Always show up on time for the presentation and cancel if necessary -. give them a good reason such agent is one that has 'let down' excited about a seller who is looking forward to your visit

Lesson Five: Be honest with your agent

!

Many people do not tell the agents the truth about what they want, change your mind half way through the process, to take property from another agent or withdraw from the deal at the last minute. All this 'customer' activity frustrates agents as they do not get paid a penny by the buyer, or anything from the seller if you do not actually sell the property.

more open and honest you are with the agent and help you work with (ie, form a relationship with) the more likely you are to think of you first and want to sell the property to you in relation to other people who mess around.

Not all agents will reciprocate, but most will and they will be the best ones that are most likely to find the property you want. And do not forget, if your agent is doing something to avoid them sign Estate Agent legal protection scheme they belong.
